Beds are new non-toxic Tuft & Needle, super-comfy mattresses which use a proprietary adaptive foam that has similar pressure relief to memory foam but without the drawbacks of excessive heat and insufficient support. They are tested by CertiPUR-US and have been certified by UL GREENGUARD Gold Certification and OEKO-TEX that the mattress is free from 'ozone depleters, PBDE flame retardants, heavy metals, formaldehyde, phthalates, and low VOC (Volatile Organic Compound) emissions for indoor air quality (less than 0.5 parts per million).'

Guest Access:
Parking is street parking. Because we are at the end of a cul-de-sac it is unusual to have trouble finding spots right in front and no alternate side cleaning days to worry about having to move your car. Please be sure to respect neighbors and pay attention to the no parking signs!

This is the upper level of a split-level duplex that is totally self contained with its own separate entry. The large backyard is shared with the lower unit but the deck is yours and gated.

The unit is down one flight of stairs from the street.

There is an exterior security camera in front and back of the property.

Rules & conditions

House Rules
-No smoking, parties, or events
-Check-in is anytime after 4PM and check out by 11AM
-Self check-in with keypad
-Self check-in is from 4pm on and check out by 11am. Will be flexible when possible.
-Lockbox with key.
-All guests must be registered and only registered guests may reside at the property.
-Additional guests over 4 are $30/nt per guest.
-Stays 30 days and over will pay an addtl $80 every 2 weeks for cleaning.
-Property has outdoor security cameras.
-Parking is street parking only but house is on a cul-de-sac so not typically a problem.
-Lock windows and doors when leaving and turn off heat or AC
-Guest will give Owner prompt notice if anything is wrong or not working properly.
-This is a non-toxic house. Owner will supply all cleaning products.
-Well-behaved pets are welcome pending prior approval and an additional $20/nt pet fee (up to $100).
-Guest responsible for any damage other than from reasonable wear and tear.
-Any excess garbage or cleaning required at departure will be the responsibility of the guest.
-Please do not rearrange furniture.
-Not suitable for parties or events.
-Please no smoking inside the house, but plenty of outdoor space available.
-No amplified music outdoors and no noise after 10pm.
-No roof access
-Shall be used as a temporary residence only. No commercial or illegal activities.
-No weapons, explosive and easily flammable material, no open flame or fireworks.
-If Guest needs to bring more than 2-3 suitcases must be agreed to in advance in writing.
-Please do not remove any items from the house
-Guest will sign a copy of the House Rules before arrival.

House Rules:

Check in time is from 4pm on and check out time is by 11am. Owner will do their best to accommodate different arrangements based upon next guest’s arrival. Arrangements can be made for luggage to be dropped off earlier or picked up later.

Parking is street parking but because it is a cul-de-sac it is unusual to have trouble finding a spot right out front. Also there is no alternate side of the street parking to worry about.

All registered guests will be given access to the front door. Please double check that doors lock after you when you are home or when you are out.

The guest shall reside in the premises only as a temporary residence and shall not use the premises for any commercial, illegal, nuisance, or dangerous activity. No parties or events and no excessive comings and goings of visitors.

Guest may bring a couple of suitcases each but will not move in possessions such as furniture or boxes to store temporarily.

Only the names listed as registered Guests are entitled to reside in the house. Any changes must be requested in writing in advance via the Airbnb messaging platform. Additional guests over 4 will be charged $30/nt per guest. Please do not allow strangers to enter and no friends of Guest may be left alone in the house without a registered guest present. Guest must not assign all or part of this lease or sublet all or part of the House or permit any other person to use the House.

Stays over 30 days will pay an additional $90 every 2 weeks for cleaning.

There is an outdoor security camera to monitor the property.

Be sure to also lock any ground level windows when leaving, switch off lights and the heat or AC.

Guest is responsible for payment based on the length of time authorized in this agreement or for the period in which the guest is in occupancy, whichever is longer.

Any damage, loss or injury (other than from reasonable wear and tear) to the premises or property therein will be charged to guest. If the premises are not vacated and left in ‘broom clean’ condition or if excess laundry, garbage, recycling, magazines, newspapers, shopping bags, boxes, debris, etc. is left behind, guest shall be charged an additional cleaning fee for the extra time involved.

Please do not rearrange the furniture! If anything needs moving for a more comfortable stay, especially for longer stays, any changes must be agreed upon in advance in writing through the Airbnb messaging platform.

Owner shall not be responsible for any injury, loss or damage to guest or guest's property or friends other than as a result of owner's gross negligence. Guest must give Owner prompt notice of fire, accident, damage or dangerous or defective condition.

The guest agrees to be responsible for insuring his/her personal property, and Owner shall not be responsible for Guest's personal property.

Pets are permitted if agreed upon in advance in writing. Owner’s dogs must be potty trained and quiet when left alone. Traveling can be stressful upon pets and if you have a dog that barks when you are gone it won’t work. Guest will be charged an additional $20/nt pet fee up to $100.

No smoking anywhere inside the house. Please take advantage of the patio or back yard to sit outside and relax.

No loud noise after 10pm. That is a city ordinance.

No roof access allowed at any time.

Guest will allow only non-toxic cleaners in the apartment and Owner will supply all products. If something isn’t working for you just let me know.

Trash, Recycling and Yard Waste is picked up on Thursdays.

Bringing in weapons, explosive and easily flammable material is not permitted. Because of the dense vegetation and low branches, any open flame or fireworks on the premises - either indoor or out - is not permitted.

The use of equipment and appliances which are not an integral part of the house may be used only upon the written consent of the host.

Do not remove appliances or any items (towels, covers, etc.) from the house. (ie. do not take the white towels to the pool or the beach, please).

During reasonable hours, and upon at least 24 hours notice to the guest, owner or his agent shall have the right to enter the premises for the purpose of inspection or repair or to show it.

Guest agrees that any violation of the terms of this agreement may result in charges or the immediate cancellation of the stay, forfeiture of monies paid and a loss of the deposit.

If Guest fails to pay rent or violates any terms in this agreement, Owner may bring a court action to evict Guest and Guest agrees to waive any defenses to such action. Guest further agrees to pay any legal fees incurred by Owner as a result of Guest’s failure to follow the terms of this Agreement.

Owner and Guest agree not to use their right to a Trial by Jury in any action or proceeding brought by either, against the other, for any matter concerning this Lease or the Apartment. This does not include actions for personal injury or property damage.

You must also acknowledge:
-No parking on property - street parking only, but typically available right out front. No day/time parking restrictions.
-Potential for noise - Back of property faces larger boulevard beyond canopy of trees. Depending upon time of day you can hear cars whooshing by. Inside not a problem.
-Must climb stairs - down one flight to enter house. garden down one more flight.
-Security Deposit - if you damage the home, you may be charged up to $500
-Some spaces are shared - backyard shared with upstairs guests. deck is yours alone and has a gate that closes.
-Surveillance or recording devices on property - security camera on front door at entrance and over back deck
