This beautiful Edwardian mansion was the distinctive home of R.Y. Baxter know as the Cigar Baron of Denver. Mr. Baxter was the founder of the Baxter Cigar Company and also built the Rossonian Hotel in downtown Denver. The Rossonian was know for its illustrious jazz club that hosted greats like Count Basie, Nat King Cole, Billie Holiday, Ella Fitzgerald and Duke Ellington (who lived there for a summer). Steeped in jazz history, this elegant 3 story 1907 Denver home is great for families, work groups, reunions or a few friends just looking for a bit more space without any of the hotel rules. However we ask all guests to please be respectful of neighbors and all outdoor noise must end at 9pm!

The massive wrap-around covered porch was originally constructed for friends to socialize while enjoying their cigars. Now outfitted with ambient lighting, a dining table and sectional patio couch to provide guests a ton of outdoor space for enjoying our beautiful Colorado weather shielded from high altitude sun or the occasional afternoon shower. The covered balcony is smoke & 420 friendly and there is ample distance between homes which allows guests the freedom to enjoy the space in the evening without smoke bothering the neighbors. This is an extremely rare feature for any urban AirBnB and sets the Baxter Mansion apart from the rest, however we still require all yard activities end at 9pm to be respectful of our neighborhood.

Because of the large grounds the mansion can accommodate parking for 4+ cars or an RV along the side street next to the main house. The estate is a quadruple city lot and we even have the option to block the main house gated driveway if longer accommodations are needed for an RV pulling a trailer. Located just 1.25mi to I-70 and 1.1mi to I-25 with 2 lane Blvd access all the way to the estate from both interstates makes this property an ideal choice for large vehicles or caravans.

The Baxter Mansion can accommodate up to 16 guests max with 6 comfy beds (4 queen beds in 4 separate bedrooms, 2 full beds and 1 futon in the massive 3rd floor 5th bedroom, 1 pullout sleeper sofa, 1 standard sofa and 1 airbed). The updated kitchen is ready for cooking and hosting dinner parties or holiday gatherings. There is high speed WiFi throughout the house and a 50" wifi TV to stream all your shows and games. There is also 6 burner gas grill for all your BBQ needs.

Back yard use is limited from 9a-9p in this listing because there will be other guests staying in the carriage house and we want to be respectful of our neighbors.

All private events and parties MUST book the entire estate with the Carriage House to eliminate potential of other guests staying on the property at the same time.

Carriage House on the grounds is used separately from the main house and MUST be rented together with the main house in order to have full use back yard and/or host gatherings of more then 16 guests. Only private functions are allowed on the property and must be hosted by guests staying at the estate. ALL private events and gatherings must be approved. The Park Church is only one block away for wedding ceremonies and they have a large parking lot on site just a half block through our back gate making it extremely convenient for guests. The massive Masonic event hall is located directly across the street and has the ability to host large 250+ parties, events & weddings with a huge stage for live bands! They also host a concert series on their front lawn along with food truck events through out the year giving our guests front row seats to all the neighborhood action!

Pets are allowed to stay at the house with a pet fee of $18 per night. All guests intending to bring pets must let us know ahead of time and the pet fee request will be sent.

All pet waste on the grounds must be picked up by the guests. Not doing so will result in extra cleaning fees and/or potential fine. The iron fence around the property has higher gaps at some points and smaller pets may be able to get under it. Pets are not allowed to roam free on the grounds and must be attended at all times they are outside. Hosts are not responsible for gates left open and gaps in the fence. Guests are responsible for all pet damage and or holes dug on the grounds to be professionally repaired.

The Baxter estate is the is only large estate property in the hip Highland neighborhood of west Denver. Keep in mind there are extra fees associated with having larger groups on the grounds due to wear and tear.

This house was built by Robert Y. Baxter who owned The Baxter Cigar Company. He also built and owned The Rossonian Hotel, Denver's first jazz Hotel in the Five Points neighborhood. In the “Harlem of the West”, the Rossonian played host to famous names such as Duke Ellington, Nat King Cole, Billie Holiday, Count Basie and Ella Fitzgerald in their illustrious lounge. The Rossonian Hotel is currently being renovated in to an upscale boutique hotel showcasing its amazing jazz history. It stands today with the Baxter name still atop of the beautiful flat-iron building built by the same architect as his estate. So turn on the jazz, relax and enjoy Denver in grand style!

The house was built in 1907 and updated with an modern kitchen and baths but has retained it's original elegant feel. The air conditioning on the second floor is fully customizable with an individual window units in each of the 4 bedrooms during the summer months. There is a heavy duty attic fan on the third floor that will bring the cool air up from the second floor as well. Any person(s) that is brought to the residence and is not on the current rental agreement must be communicated, and all responsibility for that person(s) is assumed by the guest making the reservation. All private events and parties must be approved.

There may be other guests staying in the carriage house on the back of the grounds that books separately from the main front house.

Highland Park is only 4 blocks away and makes for a great walk and has a playground for the kids. Highland Square is only a few blocks past the park and hosts farmers markets on Sundays during the summer. The boutique shops, restaurants and community events make it the most desirable neighborhood in west Denver.

Potential for noise - Main house is on Federal Boulevard, which is a busy Denver thoroughfare. Heavy traffic noise can be expected during rush hours

Must climb stairs - First flight of stairs leads to four bedrooms on the 2nd floor, 2nd flight of stairs leads to the 3rd floor bedroom with two full beds.

Security Deposit - if you damage the home, you may be charged up to $1500. The deposit amount may change before you book the home.

Some spaces are shared - The back yard is shared with the carriage house, which is also on Rock n Doze and must be rented with the Main House in order to use.

Additional Rules
All tobacco products must be smoked outside, and cigarette trash must be disposed of in the proper container that is located on the front porch. No smoking any tobacco products; cigarettes, blunts, backwoods, or anything combusting the wacky tobaccy are forbidden inside. (violation can result in $1000 fine).
Vaping is okay. (any burn marks, bong water or hash oil spots on the furnishings or carpet may result in loss of deposit and/or repair)
Any events or gatherings involving anybody not registered guests at the home must be cleared at least 1 week in advance and must not violate any law or city ordinance.
$1000 fine for any violations plus traveler assumes all legal responsibility for fines and citations resulting from ordinance violation.

For stays 4 days or longer, arrangements will have to be made for the watering of the inside and outside plants.

Only one car in the parking spot, any cars parked on sidewalk might be ticketed and/or towed by the city.

Unkempt trash &/or recycling, glitter in carpets/beds/anywhere difficult to clean, or stains on any wood work will result in professional cleaning and/or repair fee above standard cleaning may result in extra charges to the guests. Have fun but respectful of the house, furnishings and grounds. Pets are allowed but an extra charge may be incurred by guests if the pet waste is not properly cleaned up after or if holes are dug on the grounds. It is okay to have fun at the house but if neighbors or guests in the carriage house file a noise complaint between 10pm-8am it will result in a $250 fine for the 1st complaint and a $500 fine for the 2nd complaint. If there is a 3rd complaint guests will be kicked out.

All guests MUST pick up their pet waste. Not doing so may result in a fine
